Implications of a more prominent role of the Dutch state on the housing market. A case study of the woondeal in the region Arnhem-Nijmegen

Abstract
The direct consequence of the implementation of the woondeal is that the urgency of the problem became apparent. Through the implementation of the woondeal, the connections between different layers of government strengthened. The cooperation between municipalities improved as well. Additional financial recourses were provided by the state through the woningbouwimpuls. However the main objective of the implementation of the woondeal; acceleration of the housing construction and promoting affordability of housing does not seem to be achieved in the short term. State subsidies are allocated to large-scale long-term projects which are not able to destress the market in the short term. Developers in particular do not see the contribution of the more prominent role of the state in solving the housing shortages.
