Abstract
Stations and the spaces surrounding them are of great importance to public transport companies as well as other companies and entrepreneurs in the area. In these fast changing times, stations need to be almost constantly redeveloped. The role of local private initiatives in these investments in redevelopments is small. The exploitation of shops, services and public space is still on almost every station exclusively done by Dutch Railways and the municipality. Due to the changing frameworks of spatial planning in the Netherlands and the changing role of municipalities in urban development, this has to change.
This research searches for conditions and factors that enable and stimulate local small and middle sized private actors to take part in the development of station areas in the Netherlands. A case study with two cases has been set up to find these conditions and factors. In each case interviews have been held with the private initiator, the municipality, the stations department of Dutch Railways and other involved local entrepreneurs and residents. These interviews have been coded and analyzed and several important conditions were found.
